What assembly actually costs
A folding or expandable container home does not need a builder in the way a house does, but it does need plant, a prepared surface and trades to connect it. Assembly is the shortest part of the project; the works either side of it are what you pay for.
The unit arrives almost complete
Folding units ship with walls, floors, ceilings, insulation, wiring and finishes in place. On site the panels unfold or the sections extend and lock, and the structure is secure within a day once on a level pad. That is why the assembly line in a quote is small compared with a site-built project.
Where the money goes
Offloading and placement: a crane or telehandler lifts the unit off the transport onto the foundation, and site access determines whether that is a short lift or a difficult one. Foundation: a level bearing surface sized to the footprint and local ground conditions. Connections: power, water and waste, priced by local trades. Permits: local, and often the least predictable item.
What you can do yourself
Ground preparation, access clearance and site logistics are all things an owner can organise directly. Crane hire and electrical connection should not be improvised — an unsafe lift or an uncertified connection costs far more than it saves.
What to insist on
Ask for a written statement of who is responsible for what: does the delivery include offloading, is the unit levelled on arrival, and what foundation does the manufacturer require to keep the warranty valid. Those three answers determine whether your assembly is a day or a fortnight.
We quote port-to-port, so offloading at the port and the onward journey are outside the unit price. We will tell you what the crane and connections typically involve for your unit size so you can price them locally with no surprises.
How to move forward
Choose the model that matches your site and your budget, then send your destination postal code and the model name. We take that to a customs broker and come back with an all-in delivered figure — unit, ocean freight, duty and brokerage — usually within one business day. There is no online checkout and no obligation: the quote is the start of the conversation, not a commitment.
Payment is by bank transfer in full before production. Units ship from the factory and are delivered port-to-port (FOB); you arrange local transport from the arrival port to your site. Because we work factory-direct with a single vetted manufacturer, the unit price you see is the same price a retailer would pay — there is no distributor margin layered on top.
