Every price on this site is port-to-port (FOB): the home is built at the factory and shipped to the port closest to you. The big container ports handle the heavy freight — on the US side that’s Los Angeles and Long Beach on the West Coast, New York and New Jersey on the East, Savannah and Charleston in the South, and Houston on the Gulf. Elsewhere in the world, we route to the nearest major port to your location.
We don’t do door-to-door delivery. Once the container lands at your port, onward transport is arranged by you or your local hauler — that last stretch is usually a few hundred dollars depending on distance. We’ll give you the names of haulers our buyers have worked with in your area so you’re not starting cold.
The home itself runs $11,995 to $31,995 depending on size. Ocean freight is separate and depends on the port, but for a standard 20FT unit landing at a major port, most buyers see a few thousand dollars. A 40FT costs more because you’re moving more steel.
The honest part: shipping a container home is not free, and any site promising “free shipping” is either eating the cost somewhere else or quoting you a number they won’t honor. We quote it straight, before you pay anything.
People hear “container” and picture a cramped metal box. Then they see the inside and change their mind. The 20FT expandable opens into 320 square feet — that’s a genuine one-bedroom. The 40FT gives you over 800 square feet with walls and rooms. Not a studio pretending to be a house. A house.
The expandable models are the trick. They ship folded to standard container dimensions, which is why you’re not paying to move empty air across an ocean. They unfold on your site in a day or two.
Depends on your local authority, and this is where buyers hit the most snags. Some regions have container-home rules on the books already. Others treat them like any other prefab structure. A few have never seen one and make you apply for a special permit.
Rural land is easy almost everywhere. City lots are the tricky ones. Before you buy, call your local planning office and ask one question: “Do you allow a prefab container home on my lot, and what’s required?” That answer is worth more than anything we can tell you.
We won’t sugarcoat this one. A handful of buyers have bought the house and then hit a wall with local approval. It happens, and it’s brutal to watch. So our rule is blunt: sort your zoning before you pay a deposit. If your local authority won’t allow it, no amount of good build quality changes that.
