Expandable Container Homes — 10FT to 40FT from $11,995

Expandable Container Homes

A regular container home is one size and that’s it. An expandable one is different. It leaves the factory folded to standard container size, then opens up on your land to two or three times the floor space. Same shipping cost as a small box. Way more house when it lands.

We build these, and honestly, they’re the smartest thing in the container market right now. Here’s why, and what you should know before buying one.

How an expandable container home works

Picture a shipping container with walls that fold out instead of staying put. The core is a rigid steel frame — that part never changes. The sides slide and fold on hinges, and when they’re out, you’ve got panels, floor, and roof extending the living area.

It’s not flimsy. The folded sections lock into place with steel supports, and the whole thing sits on the same frame it shipped on. Once it’s open, it’s a house. The mechanism is simple enough that setup takes a day or two with a small crew, not a construction project.

Why people choose expandable over standard

Three reasons, and they’re hard to argue with.

First, shipping. You move a compact unit across an ocean, not a wide one. That keeps freight costs in check. Second, space. A 20FT expandable gives you 320 square feet. A folded 40FT expands past 800. You’re getting big-home space at small-box shipping prices. Third, flexibility. If you want to move it later, it folds back up. Try that with a stick-built house.

The models and what they cost

  • 10FT Expandable Studio — $11,995 — about 160 sq ft. Guest house or office.
  • 20FT Expandable One-Bedroom — $14,995 — 320 sq ft. Live-in ready.
  • 20FT Premium + Kitchen — upgraded finishes and appliances.
  • 40FT Deluxe — $24,995 — 800+ sq ft, separate rooms. Full family home.
  • Double-storey villa — our biggest build, priced on request.

Every model ships with insulation, double-glazed windows, electrical, and plumbing done. You’re not finishing the inside yourself.

Are they as solid as a normal container home?

Yes. The fixed core is the same heavy-gauge steel as a standard container build. The folding panels are engineered to lock rigid once deployed. Wind, rain, and snow are accounted for in the design load. We’ve had owners in cold climates run these through full winters with no issues.

If you’re worried about the folding joints leaking, don’t be — that’s the one thing every expandable maker obsesses over, us included. Sealed gaskets, overlapping panels, and drainage channels at every seam.

Setup: what actually happens

Delivery truck or port pickup. A crew sets the unit on its foundation — usually simple piers or a slab. Then the walls fold out. Electrical and plumbing tie in. The whole process is one to two days for most models. Compare that to months on a traditional build, and the appeal gets obvious fast.

What expands means for your land

Because the unit ships compact, you can get it down a narrow driveway or onto a tight lot that a wide prefab could never reach. That matters for backyard units in the city. Fold it open once it’s in place, and suddenly you’ve got a two-room living space where a trailer barely fit.

Where our buyers use them

Backyard guest houses. Home offices that aren’t a corner of the bedroom. Hunting cabins. Mother-in-law suites. Small retail kiosks. One customer runs a coffee stand out of a 10FT model at a farmers market. Another rents two as short-term stays near a national park.

The point is the same every time: you get real, finished space for less than almost any other option, and it shows up ready to use.

Expandable versus a tiny house on wheels

People ask how this compares to a tiny home, so let’s settle it. A tiny house on wheels is built on a trailer and capped in size by road laws — usually 8.5 feet wide, no exceptions. An expandable container home ships to that same width, then opens wider on site. You’re not stuck with a hallway-width living room for the rest of your life.

Tiny homes also need a trailer, a towing vehicle, and a place to park that a lot of towns won’t allow. Our units sit on a simple foundation and count as a structure, not a vehicle. In most places that’s an easier conversation with the county.

And price. A finished tiny house runs $50,000 to $100,000. An expandable container home starts at $11,995. There’s no contest once you see the numbers side by side.

What about resale and moving it later

An expandable home holds value because it can move. If you sell your land, you can fold the unit back down and take it with you. That’s a luxury a stick-built house never gives you. We’ve had customers relocate a unit from one property to another rather than leave it behind. The folding frame makes it possible, and a local hauler does the move.

The one thing to check first

Same as any container home: your local zoning. Some places know expandable homes, some don’t. Rural areas are easy. Tell us where you’re building and we’ll tell you what our other buyers there ran into.

Is the price worth it?

For a rental unit, it gets even better. Drop a 10FT expandable in the backyard, rent it furnished for $800 to $1,200 a month in most US markets, and it pays for itself in under two years. We’ve seen it happen more than once.

Frequently asked questions

What is an expandable container home?

It is a container home built with folding wall sections. It ships folded to standard container size, then unfolds on your site to two or three times the original floor space.

How much do expandable container homes cost?

They start at $11,995 for a 10FT studio and go to $24,995 for a 40FT family home. Payment is by bank transfer in full — we do not offer financing.

Are expandable container homes durable?

Yes. The core is heavy-gauge steel like a standard container build. Folding panels lock rigid once deployed, with sealed gaskets and drainage at every seam.

How long does setup take?

One to two days for most models. A crew sets the unit on its foundation, folds the walls out, and connects electrical and plumbing.

Can an expandable home fit on a small lot?

Often, yes. Because it ships compact, it can reach tight lots and narrow driveways that a wide prefab cannot. It unfolds once in place.
