Expandable Container Home for Sale — From $11,995 Direct

Expandable Container Home for Sale, Factory Direct

If you want an expandable container home and you’re tired of the same handful of sellers showing the same three photos, you’re in the right place. We’re the factory. We build these, ship them, and sell them direct. No dealer takes a cut, and no markup is buried in the price.

Here’s the thing most people don’t realize. A regular shipping container home is fixed at 8 feet wide inside, because that’s how containers ship. An expandable one arrives that same width, then opens on site. Our 40ft goes from a shipping container to an 800+ square foot home. You’re not choosing between small and expensive anymore.

Why expandable changes the math

A fixed container home is capped by road and rail law at about 8.5 feet wide. That’s a hallway-width living room for the life of the building. An expandable home isn’t. It folds out to two or three times the floor space once it’s sitting on your foundation.

The best part? You pay to ship a container, not a house. Freight is priced by container size, so a folded home crosses an ocean for the same cost as a standard box. That’s real money saved before the home even arrives.

The other win is access. A folded unit fits down narrow driveways and onto tight lots that a wide prefab could never reach. It opens up once it’s in place.

What arrives when it unfolds

A finished home, not a shell. Spray foam insulation in the walls and ceiling. Double-glazed windows set in every opening. Electrical panel, wiring, outlets, and switches all run and tested at the factory. Plumbing roughed in for the kitchen and bath. Flooring down and interior walls up.

You connect your utilities, or set up off-grid with solar and a water tank, and move in. There’s no drywall to hang and no plumber to chase.

Setup, start to finish

Production takes two to three weeks. Ocean freight is 25 to 45 days depending on your port. Customs clears in a few days. Then a crew sets the unit on its foundation, folds the walls out, and connects everything in one to three days. Most buyers are living in theirs six to ten weeks after ordering.

The folding panels lock rigid once they’re deployed, with sealed gaskets and drainage at every seam. It’s not a tent. It’s steel that opens and then behaves like a solid wall.

Why buy direct from the manufacturer

Simple. Cut out the middleman and you cut the price. We don’t run a dealer network, we don’t pay showroom rent, and we don’t add sales commission to your quote. The unit leaves our floor and goes on a ship.

That also means you talk to the people who actually build it. Questions about specs, insulation, foundation requirements, or what your county inspector will ask for — you get answers from the source, not a reseller reading a spec sheet.

And when something changes mid-build, you’re not relaying messages through two companies. You talk to us. That alone saves weeks on most orders.

Expandable vs a used container home

Plenty of people start by pricing a used shipping container and a plan to convert it themselves. The math looks tempting until you add it up. A used container runs a few thousand dollars. Then you cut windows and doors, frame them out, insulate, wire, plumb, finish the interior, and pay a crew for every one of those steps. Suddenly you’re at the price of a finished expandable, with months of work and a home worth less.

Buying a finished expandable home means all of that is done before it reaches you, by a factory that does it every day. If you enjoy the build and have the time, converting a used container can work. If you want a home, buy a home.

What it costs to get running

The home is the biggest line, but plan the rest. Ocean freight to a major port is $2,500 to $4,500 depending on destination. Local delivery from port adds a few hundred. Foundation on screw piles or gravel is $1,500 to $4,000. Permits and utility hookups depend on your county and how far the trench runs.

All in, a turnkey expandable home on your land typically lands well under what conventional construction would cost for the same square footage. We’ll itemize every line so there are no surprises.

Why buyers choose expandable over fixed

Floor space, freight cost, and access. That’s the short answer. A fixed container home locks you into 8 feet of internal width. Expandable frees you from that. A fixed home ships expensive because you’re moving a full-size structure. Expandable ships at container cost. And a fixed home can’t reach a tight lot. Expandable folds down and fits.

If you’ve been comparing container home options and everything felt like a compromise, expandable is the option that stops being one.

Before you buy

Two quick checks. First, your county’s rules on container and expandable homes. Some welcome them, some restrict them. A ten-minute call to the planning office tells you where you stand. Second, site access. If a delivery truck can reach your property, the home can get there.

We’ll give you the specs your inspector wants and tell you straight if your area looks like a fight. Better an honest heads-up now than a container stuck at port.

Get a real price

Tell us your city or nearest port and the size you have in mind. We’ll send a firm delivered price, an itemized breakdown, and a timeline. No account needed, no endless follow-up calls. Just the numbers you need to decide.

Frequently asked questions

What is an expandable container home?

It is a container home with folding wall sections. It ships at standard container size, then unfolds on site to two or three times the floor space, so you get a bigger home without paying to ship a bigger box.

How much does an expandable container home cost?

Ours start at $11,995 for a 10FT studio and reach $24,995 for the 40FT family home. Payment is by bank transfer in full — we do not offer financing.

How does it expand, exactly?

Folding wall panels are built into the container. Once the unit is set on its foundation, a crew unfolds the panels, which lock rigid with sealed gaskets and drainage at every seam.

How long does it take to set up?

One to three days on site. Production is two to three weeks and ocean freight is 25 to 45 days, so most buyers are in their home within six to ten weeks of ordering.

Does an expandable home cost more than a fixed container home?

The home itself is comparable, and you often save on freight because it ships folded at container size. You also get more usable floor space for the same shipping cost.

Can I buy direct from the manufacturer?

Yes. We build and sell directly, with no dealer network or showroom markup. You get factory pricing and talk to the people who build the unit.
