Container Home ADU — Backyard Unit From $11,995

Container Home ADU

A container home ADU adds a separate living space to a property without the cost and disruption of a conventional extension. It can house an adult child, an ageing parent, a guest or a long-term tenant. It can also provide a quiet office that stays separate from the main house.

The best projects start with the rules. Setbacks, height limits, parking, owner-occupancy requirements and utility capacity vary by council or city. A kit can be ready quickly, but approval still controls when installation can begin.

ATV’s 10FT model offers 160 square feet from $11,995, while the 20FT model provides 320 square feet from $14,995. Both use spray-foam insulation and double-glazed windows. Electrical and plumbing work is completed at the factory, reducing the amount of trade work needed in the garden.

Is a container home ADU right for your site?

A 160-square-foot unit suits a studio with a sleeping area, compact kitchen and shower. It works best for one person and needs careful storage planning. The 320-square-foot option can fit a separate bedroom, a larger bathroom and a proper living area.

Check access before choosing the size. Measure gates, side passages, overhead wires and turning space. A long truck or crane may need temporary removal of a fence, a neighbour’s cooperation or a road closure. A smaller unit can be the practical choice when access is tight.

Think about privacy for both homes. Position windows away from the main house and neighbouring bedrooms. A covered entry, small deck or planted screen can make the ADU feel independent without taking much land.

Approval and services

Contact the local planning office with a simple site plan. Mark the main dwelling, proposed ADU, boundaries, setbacks, trees, drains and access route. Ask whether the unit can be treated as an accessory dwelling, a relocatable building or a temporary structure. The answer affects the paperwork.

A building consent may require plans, structural details, insulation values, fire separation and energy calculations. If the ADU will be rented, check minimum room sizes, ventilation, heating and smoke-alarm rules. Do not assume a factory specification automatically meets every local requirement.

Power and water need enough capacity. A small ADU may connect to the main house supply, but a larger unit may need a separate meter or upgraded switchboard. Wastewater can use the existing system only if it has capacity and the connection is permitted. A composting toilet or standalone treatment system may be needed on a remote site.

Factory work helps keep the garden build short. ATV completes electrical and plumbing work before delivery and installs spray-foam insulation and double-glazed windows. Confirm whether fixtures, appliances and exterior steps are included in the selected package.

Separate access is worth planning early. A path from the street or driveway can make the ADU feel independent and lets an occupant come and go without crossing the main house. It may also help with emergency access. Keep the route well lit, firm underfoot and clear of overhanging branches.

Privacy works both ways. Use obscure glass or careful window placement where rooms face each other. A solid fence can block light, so consider planting, angled screens or high windows. Agree on parking and bin storage before the unit is occupied; small disputes are easier to prevent than repair.

Set a realistic occupancy limit before choosing furniture. One bedroom is usually simpler to approve and manage than a studio where the bed, sofa and dining table share one room. If the ADU is intended for two people, the 20FT model gives them space to move without turning every activity into a negotiation.

Cost and installation

The 10FT/160-square-foot kit costs $11,995. The 20FT/320-square-foot kit costs $14,995. Payment is by bank transfer in full — we do not offer financing.preparation, crane hire, connections, permits and interior items not included in the package are extra.

Production takes 2–3 weeks, followed by 25–45 days for freight and 6–10 weeks for deployment. The final stage depends on the foundation, service connections and inspections. A simple backyard installation may move quickly; a difficult site can take longer.

A slab, piers or screw piles can suit an ADU, depending on soil and local rules. Keep the base level and allow for drainage away from the building. Leave enough clearance for maintenance and protect the container from standing water.

Choose the finish for the intended occupant. A rental needs durable flooring, secure locks and easy-clean surfaces. A family suite may need wider doors, a level entry and a shower that can be used safely for many years.

Layout and comfort

A 10FT unit needs a compact plan with every item serving more than one purpose. A 20FT unit gives room for a separate bedroom, a small table and better storage. Put the bed away from the door, leave clear paths around furniture and use built-ins where floor space is limited.

Spray-foam insulation and double-glazed windows help control temperature, drafts and condensation. Add heating or cooling for the local climate, plus ventilation in the bathroom and kitchen. Test hot water, power and phone signal before the first occupant moves in.
