Container Office for Sale — Site Office From $11,995

Container Office

A container office gives a business a separate place for focused work, meetings, administration or site operations. It can sit behind a house, beside a workshop or on a remote project. The main structure is prepared away from the site, so ground work and services can often move ahead while the office is being built.

The right size depends on the number of users and the work being done. One person may only need a desk, storage and a small meeting chair. A team needs space for several workstations, clear walkways, equipment and a proper meeting area. A good plan prevents a cheap kit from becoming an expensive crowd.

ATV offers a 10FT model with 160 square feet from $11,995, a 20FT model with 320 square feet from $14,995 and a 40FT two-bedroom package with 800+ square feet from $24,995. The kits include spray-foam insulation and double-glazed windows. Electrical and plumbing work is completed at the factory, reducing the amount of trade work needed after delivery.

Choose the right size and layout

The 10FT/160-square-foot office suits one person who needs a quiet base. It can hold a large desk, shelving, a compact kitchenette and a visitor chair. It also works as a site office for plans, samples and secure storage. Measure the furniture before ordering; a room this size leaves little space for wasted circulation.

The 20FT/320-square-foot model is a practical choice for two workers or a small team. It can fit two desks, a meeting table, storage and a separate waiting area. Put the entrance and reception space near the front, then place the main work area where daylight and privacy are best. A glass partition can divide the room without making it feel closed in.

The 40FT two-bedroom package is useful when an office needs several rooms, a larger meeting area or space for both staff and clients. Its 800+ square feet can separate administration, consultations, storage and break space. The larger footprint needs more land, a stronger foundation plan and better vehicle access.

Plan power and data before the walls are finished. Allow circuits for computers, printers, lighting, heating, cooling and kitchen appliances. Give network cabling a clear route to the router or cabinet. Put enough sockets in the meeting area so staff do not rely on extension leads.

Make the office comfortable and practical

Spray-foam insulation reduces air leaks and helps maintain a steady temperature. Double-glazed windows cut outside noise and limit condensation. Neither feature removes the need for correctly sized heating or cooling, especially when a metal building faces strong sun.

Control glare on screens. Position desks away from direct window glare or add shading. Use LED lighting with a neutral colour temperature, then add task lighting where people read plans, work on detailed projects or use a computer for long periods.

Ventilation matters as much as insulation. Fit an extractor in a bathroom or kitchenette and provide fresh-air flow in the main room. Choose a quiet system; a loud fan will interfere with calls and meetings. Test hot water, drainage, power and internet before the first workday.

Choose finishes that suit daily use. Vinyl or sealed flooring handles boots and rolling chairs better than soft carpet. Use wipeable wall surfaces around desks and entry points. Build in lockable storage for documents, tools and expensive equipment. If the office stores client records, plan physical security and data protection from the start.

Site work, services and approvals

Check local planning rules before ordering. Requirements depend on location, size, use, setbacks and whether clients will visit. A permanent office may need building consent, fire-safety details, disability access, parking and an approved wastewater connection. A relocatable office can still need permission if it is connected to services or used for business.

A concrete slab is common for a permanent installation. Piers or screw piles may suit a temporary or uneven site, subject to engineering advice. Allow room for steps, ramps, drainage and maintenance access. If the office sits close to another building, ask whether fire-rated separation is required.

Power and water should be sized for actual use. Refrigeration, coffee equipment, multiple computers and climate control can draw more power than a basic cabin. A bathroom or kitchenette needs an approved water and wastewater route. Factory electrical and plumbing work provides a controlled starting point, but licensed local trades must complete connections and inspections.

Consider future changes. A room used by one person now may later need a second desk, a consultation area or an accessible entry. Extra conduit, a larger switchboard and a flexible furniture layout cost little during the initial build and can prevent another project later.

Cost and timeline

The 10FT/160-square-foot kit costs $11,995, the 20FT/320-square-foot kit costs $14,995 and the 40FT two-bedroom package costs $24,995. Payment is by bank transfer in full — we do not offer financing.

Add site preparation, crane hire, power, water, internet, permits, ramps, decks and any fit-out not included in the package. A remote site may need a larger electrical supply, water storage or a standalone wastewater system. Ask for a written quote that separates the kit from local installation work.

Production takes about 2–3 weeks. Freight normally takes 25–45 days, followed by 6–10 weeks for deployment. The deployment period includes installation, services and finishing work. It is not a promise that every site will be ready in six weeks; difficult access, weather and approvals can extend the schedule.

Compare the total cost with a conventional room addition. A container office may be faster and easier to relocate, but foundations, freight and connections still count. Get clear scopes from the supplier, engineer, builder and local trades so no item is left between contractors.
