How Much Land Do You Need for a Container Home? — A Practical Guide

Quick answer

A single 20FT expandable container home needs roughly 50 to 80 square metres of usable ground once the unit footprint, access and a small buffer are counted. A 40FT or double-storey unit needs more. The land must be reasonably level and reachable by the delivery vehicle and crane. Payment is by bank transfer in full; there is no financing.

The footprint is only part of the answer

A 20FT unit occupies a small footprint, but you also need room for the delivery truck, the crane, and the swing and turning space they require. Add a buffer around the unit for drainage, maintenance and shading.

Access matters as much as area

A plot that is wide enough but has a narrow gate or an overhead cable across the entrance may not work. The delivery vehicle and crane need a clear, firm route in. Walk the route yourself and note any pinch points, low branches or soft ground.

Level and load-bearing ground

The base should be reasonably level and able to carry the unit weight without settling. A simple concrete pad, screw piles or compacted hardstanding all work. A structural engineer can advise on a specific site.

Planning for future units

If you may add units later, leave room and service capacity now. Running water, power and drainage to serve several units is far cheaper in one pass than two.

Payment and delivery

Payment is by bank transfer in full. There is no financing. Units are delivered port-to-port under FOB terms and local transport and duties are extra.

Frequently asked questions

Do you offer financing?

No. Payment is by bank transfer in full before production.

How are units delivered?

Units ship folded and are delivered port-to-port (FOB). You arrange local transport from the port to your site.

Can I order more than one unit?

Yes. Multi-unit orders ship together, which lowers the freight cost per unit.
