Do Container Homes Depreciate in Value? Resale Facts for Buyers
Everyone worries about resale value. Here are the real numbers. First 2-3 years you lose about 10-15%. That is the biggest hit. After that it stabilizes. In good areas near cities or vacation spots we have seen fully permitted units appreciate slightly over time. A 10 year old container in good shape is worth 60-75% of what it cost new. That is way better than a manufactured home which loses half its value in that time. What makes the difference: permanent foundation, proper permits, professional electrical work, documentation. What kills it: DIY no-permit work, visible rust, over-customization, leased land. The thing people miss is the entry price. At varies delivered even selling at 70% of cost is a few thousand dollar loss not a hundred thousand dollar loss like a traditional house dropping 10%. Factory finished. Permanent foundation. Good docs. That is the formula. Email info@atvworldwide.com if you want specifics for your situation.

Depreciation, honestly
A container home is a manufactured product. Treated like a building and maintained, it holds value well; treated like a temporary structure, it depreciates much like one. Which happens is largely within the owner’s control.
The distinction that matters
Assets permanently affixed to owned land and recognised as buildings tend to be valued with the property and to hold value. Assets that are movable, sited on leased ground, or unpermitted tend to be valued as depreciating goods. Two identical units can sit on opposite sides of that line purely because of how they are founded and documented.
What actually depreciates
The shell ages slowly — steel is durable and the original coating is designed for marine exposure. What wears out is the parts with normal service life: sealants, roof membranes, extraction, appliances, flooring and electrical accessories. Keeping those current is what separates a unit that holds value from one that looks tired.
Maintenance that protects value
Inspect and renew roof and penetration sealants on a schedule, keep gutters clear, touch in coating damage before rust establishes, service extraction so moisture does not accumulate, and deal with leaks the week you find them. None of that is unusual for a building, and all of it is cheaper than the discount a buyer will demand for deferred maintenance.
The document folder again
Keep drawings, certificates, the foundation specification and all permits together. In a young category, a complete paper trail is the strongest defence of resale value, because it lets a buyer and their insurer say yes quickly.
How to move forward
Choose the model that matches your site and your budget, then send your destination postal code and the model name. We take that to a customs broker and come back with an all-in delivered figure — unit, ocean freight, duty and brokerage — usually within one business day. There is no online checkout and no obligation: the quote is the start of the conversation, not a commitment.
Payment is by bank transfer in full before production. Units ship from the factory and are delivered port-to-port (FOB); you arrange local transport from the arrival port to your site. Because we work factory-direct with a single vetted manufacturer, the unit price you see is the same price a retailer would pay — there is no distributor margin layered on top.
