The legal difference is the important one
Both are factory-built and both are affordable, but they are treated completely differently by building authorities, insurers and lenders — and that matters far more than construction detail.
How each is classified
A mobile home is built to a national manufactured-housing standard and is legally a vehicle-like unit until permanently sited. That classification allows it to be towed and gives the manufactured-housing market its own appraisal and titling rules. A container-based home is usually classified as a building once permanently founded and connected to services, which puts it under local building codes and permitting.
Why that changes your options
Because a mobile home is easier to classify, it is often easier to place in an existing land-lease community. Because a container home is a building, it can be added to a normal property policy and sometimes treated as a permanent structure for appraisal — but only if the local authority agrees it is one and the foundation and services meet code. Neither route is universally better; it depends on your jurisdiction.
Durability and maintenance
A mobile home shell is typically timber-framed and lightweight; a container shell is steel, designed for stacking and marine exposure. Steel resists wind and fire and does not rot, but it conducts heat, so insulation quality determines comfort far more than in a timber unit. Both need attention to roof sealing and moisture control.
Resale
Manufactured housing has an established resale market and recognised depreciation. Container homes are still a niche, so resale varies by location and by how well the unit is documented. Good paperwork — drawings, certificates, permits — is what protects value in a niche market.
Check with your local authority which classification applies on your land before choosing between them. That single conversation usually decides the question.
How to move forward
Choose the model that matches your site and your budget, then send your destination postal code and the model name. We take that to a customs broker and come back with an all-in delivered figure — unit, ocean freight, duty and brokerage — usually within one business day. There is no online checkout and no obligation: the quote is the start of the conversation, not a commitment.
Payment is by bank transfer in full before production. Units ship from the factory and are delivered port-to-port (FOB); you arrange local transport from the arrival port to your site. Because we work factory-direct with a single vetted manufacturer, the unit price you see is the same price a retailer would pay — there is no distributor margin layered on top.
