How a Canadian budget is actually built

Canada charges more at the border than most buyers expect, because several costs stack on top of each other rather than replacing one another.

Duty and tax at import

Whether duty applies to a prefabricated building depends on how the shipment is classified and on country of origin. On top of any duty, GST or HST is charged at the point of entry. A GST-registered business can normally recover that tax; a private buyer cannot, so it is a genuine cost on the total landed value, which includes freight and insurance rather than just the unit price.

Freight to a Canadian port

Vancouver and Montreal are the usual arrival points, and the ocean leg is only part of the journey. From the port, an oversized road move inland is where budgets blow out: distances are long, winter windows are tight, and some routes need permits or escorts. Onward haulage should be quoted before committing to a destination.

Foundations in a frost climate

Canadian frost depths mean a shallow pad is rarely sufficient. Screw piles or an engineered foundation reaching below the frost line are the normal solution, and they are a real line item. Get a local view of your site before finalising the footprint, because foundation cost scales with plan area.

Services and permits

Connecting power, water and waste to a rural lot can cost more than the unit itself in some provinces. Municipal permitting also varies: some jurisdictions treat container dwellings as a normal building permit, others require a development application first.

Because all of that is destination-specific, we quote the unit port-to-port and let a customs broker price the Canadian leg. Send your destination and we will return an all-in figure rather than a range.

How to move forward

Choose the model that matches your site and your budget, then send your destination postal code and the model name. We take that to a customs broker and come back with an all-in delivered figure — unit, ocean freight, duty and brokerage — usually within one business day. There is no online checkout and no obligation: the quote is the start of the conversation, not a commitment.

Payment is by bank transfer in full before production. Units ship from the factory and are delivered port-to-port (FOB); you arrange local transport from the arrival port to your site. Because we work factory-direct with a single vetted manufacturer, the unit price you see is the same price a retailer would pay — there is no distributor margin layered on top.
