What to inspect on a used unit, in order

A used unit can be excellent value or a liability, and the difference is rarely visible in photographs. Work through these in sequence and walk away early if the first two fail.

1. The shell and the paint system

Look along every panel edge for rust blooming from the inside out, and check the underside of the floor frame. Surface rust on a steel shell is normal and treatable; perforation is not. Pay particular attention to the bottom rail and around any welded opening, where water collects and where a hurried conversion will have compromised the original coating.

2. Water ingress history

Ask directly whether the unit has ever leaked, then look for the evidence: staining on ceiling panels, soft patches in the floor, musty smell in closed cupboards, sealant applied at the roof edge as a repair. Insulation that has been wet loses most of its performance permanently.

3. Electrical and plumbing

Ask for the certificate from the electrician who did the installation. A conversion wired by the owner without inspection is common and the most expensive to put right, because access behind the lining is limited. For plumbing, check the waste runs have fall and that supply is properly isolated.

4. Transport and re-siting

If you intend to move the unit, get a crane and haulage quote before you buy, and confirm its dimensions and weight. Moving an expanded unit is a very different job from moving a folded one. Check whether the conversion was welded or bolted to the shell, since that affects both transport and any structural warranty.
