What actually drives the cost of landing a unit in Europe
The unit price is the smallest part of a European budget. The larger numbers are duty, VAT, port charges and site works — and those vary enormously between an EU member state, the UK, and a non-EU country.
Duty classification matters more than anything else
A unit that arrives as a complete prefabricated building is classified differently from one that arrives as steel panels and is assembled on site. The classification determines the duty rate, and getting it wrong is the most common and most expensive import mistake. A broker will want the technical specification and a breakdown of what is in the shipment before committing to a rate.
VAT is recoverable only if you are registered
In the EU, import VAT is charged at the point of entry. A VAT-registered business can normally recover it; a private buyer cannot, so it lands as a real cost on top of the unit price. Budget the VAT rate of the destination country, not the port country.
CE marking and local approvals
Building products sold in the EU carry CE marking obligations, and structural products need declarations of performance. Separately, siting a dwelling is governed by local planning rules that differ by country and often by municipality. Ask for the declaration of performance and any test certificates before you order, and check planning with the local authority rather than assuming a national rule applies.
Port handling and onward transport
Arrival brings terminal handling charges, possible storage if clearance is slow, and then road transport to site. Onward haulage for an oversized load may need permits, an escort, or a specific delivery window. Getting the unit from the quay to the ground is consistently underestimated.
We quote port-to-port (FOB), so the arrival port and customs at that port are the boundary of our price. Everything beyond is arranged locally, and we will tell you plainly which parts typically cost most in your country.
How to move forward
Choose the model that matches your site and your budget, then send your destination postal code and the model name. We take that to a customs broker and come back with an all-in delivered figure — unit, ocean freight, duty and brokerage — usually within one business day. There is no online checkout and no obligation: the quote is the start of the conversation, not a commitment.
Payment is by bank transfer in full before production. Units ship from the factory and are delivered port-to-port (FOB); you arrange local transport from the arrival port to your site. Because we work factory-direct with a single vetted manufacturer, the unit price you see is the same price a retailer would pay — there is no distributor margin layered on top.
