Container Home Waterproofing — Keeping Water Out

Quick answer

Container home waterproofing means sealing the roof, treating the steel frame against corrosion, sealing window and door openings, and managing drainage and condensation. Because steel rusts when wet, keeping water out — top, sides and underneath — is what protects the structure.

The roof comes first

The roof is the largest surface exposed to rain. Sealing it and every penetration (vents, flues, fixings) keeps water off the structure.

Corrosion protection

The coating system on the steel is what resists rust. In wet or coastal climates, the right system is essential rather than optional.

Openings

Windows and doors are the likeliest leak points. Good frames, flashing and seals keep water out where the unit is opened up.

Drainage around the base

Direct water away from the base so the unit never sits in standing water. This protects the lower frame from corrosion from below.

Managing condensation

Insulation and ventilation manage condensation, which otherwise forms on cold steel and causes damp and mould inside.

Frequently asked questions

How is payment handled?

Payment is by bank transfer in full before production.

How are units delivered?

Units ship folded and are delivered port-to-port (FOB). You arrange local transport from the port to your site.

Can I order more than one unit?

Yes. Multi-unit orders ship together, which lowers the freight cost per unit.

Services and connections

Electrical, water and waste are the parts of a container build that are always local, always regulated, and frequently underestimated in budget. The work divides cleanly into three parts.

Electrical: the unit can arrive with wiring, circuits and fittings installed and documented, but the connection to a supply, the meter and the final certification are carried out by a licensed local electrician. Confirm before ordering what documentation the factory provides, because an inspector will want to see it.

Water and waste: supply is usually straightforward if a main is nearby. Waste is the expensive half — it needs either a gravity fall to an existing sewer or a treatment system with its own consent and site assessment. Establish which applies to your site before you commit to a unit, because it can cost more than the unit itself.

Heating, cooling and hot water: these are specified with the unit but commissioned locally. In a well-insulated shell the plant can be smaller and cheaper to run than in a poorly insulated one, which is why the envelope decision pays back over the life of the building.

Getting a real number

Send your destination postal code and the model you are considering, and we take that to a customs broker and return an all-in delivered figure — unit, ocean freight, duty and brokerage — usually within one business day. There is no online checkout and no obligation: the quote opens the conversation rather than closing it.

Payment is by bank transfer in full before production, and units are delivered port-to-port (FOB); you arrange local transport from the arrival port to your site. We work factory-direct with a single vetted manufacturer, so the price you see is the same price a retailer would pay, with no distributor margin layered on top.
