Container Home Floor Plans — What Fits in Each Size

Quick answer

Container home floor plans depend on size: a 10ft unit suits a studio or office, a 20ft unit a one-bedroom or studio flat, a 40ft unit two to three bedrooms, and stacking or expanding adds more. Layouts are set at order so the plumbing, glazing and partitions fit your use.

10ft layout

A compact single space suited to a studio, home office, garden room, store or small guest space.

20ft layout

Enough for a bedroom and living area with a kitchen and bathroom — a compact one-bedroom or studio flat.

40ft layout

Two to three bedrooms with living, kitchen and bathroom, arranged along the length of the unit for a family-scale home.

Expanded and stacked

Expanding a unit widens the floor area, and stacking adds a whole level, reaching villa-scale space for larger homes.

How is payment handled?

Payment is by bank transfer in full before production.

How are units delivered?

Units ship folded and are delivered port-to-port (FOB). You arrange local transport from the port to your site.

Can I order more than one unit?

Yes. Multi-unit orders ship together, which lowers the freight cost per unit.

Choosing the right size

Container units are built in fixed shell lengths, so the plan has to work within a length rather than being fitted to a wall. A 10FT shell suits a single-use pod: a studio, an office, a bathroom block, or a storage and utility room. A 20FT shell is the smallest length that gives a genuinely usable one-bedroom or studio layout once a bathroom and kitchen run are subtracted from the floor. A 30FT length is where two bedrooms become realistic. A 40FT shell is the length most families settle on, because it allows two proper bedrooms, a living area and a kitchen with real work surface without squeezing circulation.

Measure the internal width after lining and insulation, not the nominal container width. The usable internal dimension is what your furniture, appliances and doorway widths have to fit, and on a narrow unit the difference between a 600mm and a 500mm appliance run is the difference between a workable kitchen and a corridor.

If your requirement sits between two lengths, the honest advice is to go up rather than to try to compress a plan. Storage and circulation are the first things lost when a layout is squeezed, and they are the things occupants notice every day.

Getting a real number

Send your destination postal code and the model you are considering, and we take that to a customs broker and return an all-in delivered figure — unit, ocean freight, duty and brokerage — usually within one business day. There is no online checkout and no obligation: the quote opens the conversation rather than closing it.

Payment is by bank transfer in full before production, and units are delivered port-to-port (FOB); you arrange local transport from the arrival port to your site. We work factory-direct with a single vetted manufacturer, so the price you see is the same price a retailer would pay, with no distributor margin layered on top.
