Here is the exact checklist we walk buyers through before the truck ever arrives.
Print it. Work it top to bottom.
1. Establish level ground
Your container needs a flat, compacted, level pad. A gravel pad is the cheapest route and works for most off-grid and backyard builds. A concrete slab costs more but gives the cleanest result and easier utility routing.
A common mistake is eyeballing level. Use a laser or a string level across the full footprint. A few inches of slope will show up as doors that stick and walls that flex.
2. Plan the foundation type
Options include concrete piers, screw piles, a slab, or a prepared gravel pad with corner supports. Each depends on your soil, frost depth, and whether the home is permanent.
Check local frost line requirements. In cold climates, piers must go below frost depth or the ground will heave and shift the home.
3. Clear the delivery path
Measure the route from the road to your pad. A 40ft container needs a wide, hard, unobstructed path. Low branches, soft ground, tight turns, and overhead wires all stop a delivery cold.
If a crane is needed to lift the container off the truck, confirm crane access and clearance. This is the single most common delivery-day failure.
4. Bring in utilities early
Run water, power, and waste ahead of the home if you can. Retrofitting lines under a set container is far more expensive than trenching first.
Even for off-grid builds, decide where solar, water storage, and waste systems will live so they are not boxed in later.
5. Permits and setbacks
Confirm zoning allows the structure, check setbacks from property lines, and know whether you need a building permit. Some areas treat containers as accessory structures with lighter rules, others do not.
Sort this out before you buy. A container you cannot legally place is an expensive storage box.
6. Drainage
Grade the site so water moves away from the home. Standing water at the base of steel is the fastest way to shorten its life and invite rust.
A simple French drain or gravel perimeter handles most situations.
