Why steel sweats
Steel is a great conductor. When warm, humid interior air meets a cold steel wall, moisture condenses on the surface exactly like a cold drink in summer. Uninsulated containers are basically a giant can.
The problem is worst in humid climates and in shoulder seasons when days are warm and nights are cold.
The wrong fix everyone tries
Spraying foam directly onto the bare steel seems logical, and it does stop surface condensation. But it traps any moisture already present and hides rust you cannot see. Once it fails, it fails invisibly.
Fiberglass batts pushed against steel have the same flaw. Warm moist air reaches the cold surface and condenses behind the insulation.
The right system
Build a thermal break. Frame a stud wall inside, leaving an air gap between the steel and the framing, then insulate and add a vapor barrier on the warm side. The gap lets the steel breathe and keeps interior moisture away from the cold surface.
A closed-cell spray foam layer with a proper vapor barrier and ventilation path is the professional standard. Pair it with controlled ventilation so the interior air does not stay saturated.
Ventilation and dehumidification
Homes need air exchange. Add an ERV or HRV to bring in fresh air without losing all your heat or cooling, or at minimum a good bathroom and kitchen exhaust.
In humid climates, a dehumidifier is not optional. It is part of the mechanical system.
Roof and base details
Container roofs pool water in the corrugations. Add a proper roof structure or a coating system that sheds water, and make sure the base stays dry and ventilated.
Small details decide whether condensation becomes a structural problem or a non-event.
